Submitting a Development Application

The New South Wales Department of Planning, Industry and Environment provide guidance on the different Planning Approval Pathways.

It is important to familiarise yourself with these important requirements before lodging an application, otherwise reach out to a professional consultant for assistance.

 

Submit a Development Application (DA)

Step 1.Prepare your documents

These may include: 

  • Statement of Environmental Effects (SOEE)
    A Statement of Environmental Effects (SOEE) is required with every application. On the SOEE form, you’ll be asked information about the proposal that cannot be readily shown on the plans.
  • Development plans
    Include plans of the proposed development: site plan, floor plan, elevations and sections. 

Step 2.Submit a Development Application (DA)

Apply online using the NSW Planning Portal.

Fee quote - You’ll receive a fee quote after you submit your application through the Planning Portal. Once we receive your payment, your application will be officially lodged.

Declarations - Every DA requires a disclosure statement of a reportable donation or gift. Declaration of any political donations or gifts can be made through the planning portal.

Step 3.Schedule Building Inspections

During the build, regular inspections on work completed is mandatory. The registered certifier that issued your construction certificate will carry out your building inspections including the final inspection.

Step 4.Apply for other development certifications

  • Find information about on-site sewage approvals Including approval to install a new system and approval to operate.
  • Before you move in, you need an Occupation Certificate. During the final inspection, the registered certifier will make sure your development meets regulatory standards and that the building is suitable for occupation. Find more information about post consent certificates.

Step 5.Track your application

The Development Application Tracker provides information on the status of development applications, construction certificates and complying development certificates.
This service applies to all development applications submitted since 1 January 2005.
